We will translate your brief in initial design proposals. A few options will be offered for discussion before finalising the design. Council policies and site restrictions will be implemented in the design process at this stage before submission.
The final drawings will be drafted at this stage ready for submission. We will discuss materials, finishes and further details with you prior to submission. All forms will be submitted by us. In some cases, other consultants may need to come on board, but we will advise you accordingly in a timely manner.
This is the stage where the more detailed drawings are produced for Building Control approval. A structural engineer will be required to come on board depending on the works and a comprehensive drawings package consisting of plans, sections and details will be put together. Other consultants may be required too but again, this depends on the works and we will advise accordingly.
We can help with the appointment of a building contractor and the right contract for your project. This will denote the cost, programme price, anticipated start and finishing date.
Once the building contractor starts, our involvement changes to ensure that the builder has all the information they require and inspecting the works which is usually done by visiting the site at agreed intervals.
